The Application Process

You have now applied for tenancy of your next home - what happens next?

STEP ONE

If your application is successful you will be required to pay a security deposit within two days and supply us with your move in date. The property will then be suspended from the letting market and held for a maximum period of one month. If you fail to progress the tenancy for any reason the holding deposit will not be refunded. This deposit will be held by the Deposit Protection Service, once the tenancy commences. An administration charge of £50 is payable for this service before the commencement of the tenancy. The deposit will not be returned until your tenancy is ended and only providing the obligations of your tenancy have been met in full and the property is returned in a satisfactory condition. N.B. Before the deposit is refunded we will also have to consult with the landlord. If all is satisfactory, including all utility bills paid and up to date, the deposit will normally be refunded within 21 days, direct to your bank account. You can pay this by cash, bank transfer or banker’s draft. If you are paying by bank transfer, please contact us for bank details.

 

STEP TWO

  • We will send to you a draft copy of the tenancy agreement for you to read. This is free of charge. If the lease is to be extended after the initial period, a charge of £35 is made for the appropriate documentation.
  • If you have a guarantor we will send them a copy of the tenancy agreement and a guarantor covenant to be signed. This will be sent to their home address. It is then your responsibility to ensure that you have these signed documents before your move in day. We will not be able to move you into the property without these documents.
  • We will also send you a copy of a Standing Order Form to be completed for the ongoing rent.
  • Your first month’s rental payment is due before you sign the Tenancy agreement, again this can be paid in the same way as your bond.
  • Contact our office to arrange an appointment to sign the Tenancy Agreement and pay the rent, prior to your move in date.

STEP THREE

On your move in date, we will meet you at the property to hand over the keys and to do the inventory “check in”. Please note move in appointments are between 10am and 4pm Monday to Thursday and 10am and 2pm Friday. Please note access to the property prior to the move in date is unavailable. Therefore please do not ask, as refusal often offends.

STEP FOUR

Put the kettle on or open a bottle of wine and then start life in your new home!
